The Owner shall not make any improvements to or develop the Parcels. Owner shall not occupy the Parcels. Owner grants rights of ingress and egress over the Parcels. Owner shall not receive any income or derive any other financial benefits whatsoever from Parcels or any or all portions of the Property. Grantor is the managing agent of the Property and will be responsible for all real estate taxes on the Property and for complying with any and all local regulations. The number of deeds issued by Grantor will not exceed the number of square inches in the Property. This is a non-recordable deed.
Do I have any financial responsibilities like taxes?
No, we will take care of the land and of paying all taxes.
Is this legal?
Yes, According to the Securities and Exchange Commission (SEC) the deeds are not intended for investment purposes and cannot be sold by owners for profit. They are novelty items and intended as such.
Can I declare legal residence in the state in which my land is located?
No, land ownership does not give you residency in any state.
Does this land exist?
Yes, all land is owned by Garlix Enterprises, LLC.
Can I claim citizenship or apply for a visa if I own this land?
Sorry, but no.
Are the deeds registered with the State?
No, these are non-recordable novelty deeds and do not need to be registered with the State. Ownership records are maintained by Garlix Enterprises, LLC.
Covenants and Restrictions
WHEREAS Garlix Enterprises, LLC, an Arkansas limited liability company, is the owner of all the land as described on this website, and is desirous of “subdividing” these parcels into one square inch lots and issuing “State Deeds” and
WHEREAS the issuance and/or sale of these deeds does not constitute the sale of a security and that these deeds will be issued for novelty purposes only, not as an investment.
NOW, THEREFORE; Garlix Enterprises, LLC, establishes the following covenants, restrictions, limitations, and reservations upon each of the parcels and on the ownership, use and occupancy thereof:
The Owner shall not make any improvements to or develop the parcels.
Owner shall not occupy the parcels.
Owner grants rights of ingress and egress over the parcels.
The deeds cannot be sold by the owner for a profit and owner shall not receive any income or derive any other financial benefits whatsoever from the parcels or any or all portions of the Property.
Garlix Enterprises, LLC is the managing agent of the property and will be responsible for all real estate taxes on the property and for complying with any and all local regulations.
The number of Deeds issued by Garlix Enterprises, LLC will not exceed the number of square inches in the property.
This is a “non-recordable” deed although ownership records are being maintained by Garlix Enterprises, LLC.
